These terms cover the use of this website and set out, in plain terms, how DBD Builders Ltd quotes and carries out work. They are maintained by DBD Builders Ltd and are not a substitute for the written quotation issued for your specific project — where the two differ, the quotation for your job takes precedence.

Surveys are free and carried out in person, normally arranged within a week of your enquiry. Nothing is charged for the visit and there is no obligation to proceed.

Following the survey you receive a fixed price for the scope agreed. That price is based on the work described in the quotation and on the property as inspected.

The quoted price is fixed for the scope agreed. Where you ask for additional work, change materials or extend the scope part-way through the build, that additional work is quoted separately and charged in addition.

Where genuinely unforeseeable conditions are uncovered once work is opened up — for example ground or structural conditions that could not be seen at survey — we will explain the position and agree the way forward with you before proceeding.

Work is paid for by a deposit, stage payments through the build, and the balance on completion, as set out in your quotation. Bank transfer is the preferred method.

Stage payments fall due as each stage is reached. The final balance is due on completion of the work described in the quotation.

Plans are produced by the architect and structural engineer we work alongside; they are not drawn in-house.

Planning applications are normally submitted by the customer, usually through the architect on the job. Building control is managed with us at every stage of the works through to final sign-off.

We cannot be responsible for delays caused by third parties such as local authority planning departments, utility providers or suppliers.

DBD Builders Ltd carries £2,000,000 public liability cover and £10,000,000 employers' liability cover.

Regulated work is carried out by qualified electricians and Gas Safe registered plumbers we have worked alongside for more than 15 years. The team on your job is scaled between three and eight tradespeople depending on the size and stage of the works.

There is no formal written guarantee document. What there is: if an issue with our workmanship comes up after completion, Tom returns and puts it right.

Manufacturer warranties on materials, fittings and appliances are passed to you and are subject to the manufacturer's own terms.

We need reasonable access to the property, and to water and power, for the duration of the works. Timescales given at survey are our best estimate and can be affected by weather, third-party approvals and material lead times.

Where a programme is going to move, we will tell you and explain why rather than letting a date pass quietly.
