This applies whether you are renovating a single room, refitting the whole ground floor, or taking a tired property back to brick internally and starting again. The scope is agreed at survey stage, priced as a fixed quote, and built by a team of three to eight tradespeople directly managed on site, scaled up or down depending on how much is happening at once.
Structural alterations — knocking through a wall between kitchen and dining room, opening up a hallway, removing a chimney breast — are designed with the structural engineer we work alongside, and building control is involved at each relevant stage through to final sign-off. Electrics and gas work go to qualified electricians and Gas Safe plumbers we have used for over 15 years, so the regulated trades are never stretched across a general labour force.

What goes wrong when a renovation is not managed properly
The most common complaint we hear from homeowners who have tried to manage a renovation themselves, or used a loose collection of independent tradespeople, is that nobody would take responsibility when something did not fit together. The electrician wired for a kitchen layout that changed. The plasterer skimmed over a damp patch nobody had dealt with. The bathroom fitter turned up before the waste pipe was moved. Each trade individually did competent work, but nobody was checking the sequence.
The second common problem is cost creep with no accountability. Verbal estimates from separate tradespeople rarely account for what happens when one job depends on another, and by the time the true scope is understood, the budget set at the start is long gone. STEP 01
Free survey and scope discussion
Tom visits the property, walks the whole area to be renovated, and discusses what you want to achieve, what is structural and what is cosmetic. This is where layout changes, kitchen and bathroom relocations, and any obvious existing issues are identified before pricing.
STEP 02
Fixed-price quote
You receive a fixed quote for the agreed scope, normally within a week of the survey. If the scope changes once work is underway, additional work is quoted and agreed separately rather than absorbed silently into the original figure.
STEP 03
Structural design and building control
Where the renovation includes structural alterations, our structural engineer produces the calculations and building control is engaged before work starts, then involved at each stage through to sign-off.
STEP 04
Sequenced build with a directly managed team
A team of three to eight tradespeople, scaled to the job, carries out demolition, structural work, first fix electrics and plumbing via our qualified subcontractors, plastering, joinery and second fix in the right order for the scope agreed.
STEP 05
Finishing, snagging and handover
Decoration, flooring and final fittings complete the job. We walk the finished renovation with you before handover, and payment structure follows a deposit, stage payments and balance on completion.

What a whole-house renovation with DBD Builders involves
Renovation covers a wide range of work, from a single refreshed room to a full internal reconfiguration. The detail below sets out how we approach the different elements you are likely to encounter.
Structural alterations and layout changes
Opening up a kitchen and dining room, removing a chimney breast, or taking out an internal wall to create an open-plan living space changes how loads move through the building. We do not guess at this. Our structural engineer calculates the beam sizes and supports required, and the work is carried out to that specification with building control involved before, during and after the alteration. This protects you if the property is ever sold, since a structural change without proper sign-off is exactly the sort of thing a buyer's surveyor picks up on.

Materials and finishes
Renovation work is specified around what the property needs, not a fixed standard package. Plastering can be traditional two-coat or a skim over new plasterboard depending on the wall condition. Flooring choices, from engineered timber to tiling, are discussed at survey stage so you know what is included in the fixed price. Where an older property has existing timber, brick or period features worth retaining, we work around them rather than stripping them out by default, and we will tell you honestly at survey stage if something is beyond economic repair.
Electrical and plumbing updates
A full renovation is often the point where wiring and plumbing that has been patched for years finally gets properly addressed. Our qualified electricians handle rewiring, consumer unit upgrades and new circuits, and our Gas Safe plumbers handle boiler relocation, new bathroom plumbing and central heating alterations. Because these trades are sequenced into the same programme as the structural and finishing work, first fix happens at the right point before walls are closed up, avoiding the chase-cutting and disruption that comes from adding wiring or pipework after the fact.
Full versus partial renovation
Not every renovation needs to touch the whole house. A partial renovation might cover a kitchen, an adjoining utility room and a downstairs cloakroom, while leaving upstairs untouched for now. A full renovation strips a property back to a shell internally, addressing structure, services and finishes throughout. Both are quoted the same way, as a fixed price against an agreed scope, and both are built by the same directly managed team. What changes is the size of the team on site and the length of the programme, both of which are set out clearly at quote stage.
Older and period properties
Buckinghamshire has a large stock of older housing, from Victorian terraces in Aylesbury to timber-framed cottages around Great Missenden and Wendover. - Every renovation is priced individually after a free survey, because scope varies enormously between a single-room refresh and a full internal strip-out. - How long does a renovation take?
- The programme depends on the size of the job and how many trades are running in sequence. Rather than quote a generic timescale, we set out a realistic programme alongside your fixed quote once the survey has established the full scope.
- Do I need to move out during the work?
- It depends on how much of the house is being renovated at once. A partial renovation of one area can often be done while you remain in the rest of the house. A full strip-out usually means the affected areas are unusable, which we discuss honestly at survey stage so you can plan around it.
- Can you remove a load-bearing wall?
- Yes, where it is structurally viable. Our structural engineer calculates the beam and support requirements, and the work is inspected by building control at the relevant stages through to sign-off, giving you a proper compliance record for the alteration.
- Who does the electrics and plumbing?
- Qualified electricians and Gas Safe plumbers we have worked with for more than 15 years handle those elements as part of the renovation programme, sequenced alongside the structural and finishing work.
- Do you offer a guarantee on renovation work?
- We do not provide a formal written or insurance-backed guarantee. If an issue comes up with the work after completion, Tom comes back and puts it right.
- How long should a renovation last before needing further work?
- It depends heavily on the materials specified and how the property is used and maintained afterwards. We discuss durability and maintenance honestly at survey and quote stage rather than quoting a blanket lifespan figure.
- How far ahead do I need to book?
- Surveys are normally arranged and quoted within a week of getting in touch, but start dates depend on our current workload. Get in touch as early as possible if you have a target date in mind.
- Are you insured for renovation work?
