Why a poorly done roof causes problems well after the work finishes

Roofing problems are rarely obvious immediately. A poorly lapped flashing around a chimney, an under-specified flat roof covering, or tiles fixed without the right batten spacing can all look fine on the day the job finishes and start causing damage a year or two later, by which point water has already got into timbers, insulation or ceilings below.

The other common issue is roofers who focus only on the visible covering and ignore the detailing that actually keeps water out — valleys, abutments, chimney flashings and verge details. These are the points where the vast majority of roof leaks actually originate, not in the middle of a plain tiled slope.

How the job runs from first call to sign-off

STEP 01

Free roof survey

Tom inspects the roof from the ground, the loft space and, where needed, close up, to identify the covering type, structural condition, and any specific problem areas such as valleys, flashings or flat roof sections.

STEP 02

Fixed-price quote

You receive a fixed quote for the agreed scope, normally within a week of the survey, covering the covering type, any structural timber work, and detailing such as fascias, soffits and guttering.

STEP 03

Scaffold, access and weather protection

Scaffolding and edge protection are put up before any covering is stripped, and temporary weatherproofing is used to protect exposed structure if the work spans more than a single day.

STEP 04

Structural and covering work

Any structural timber repair or alteration is carried out first, followed by the new covering, felt or membrane, flashing details around chimneys and valleys, and fascias, soffits and guttering.

STEP 05

Inspection and handover

The finished roof is checked from inside the loft and externally before the scaffold comes down. Where the roof forms part of a structural alteration, building control sign-off applies as with any other structural stage.

Pitched roofing materials and methods

Pitched roofs are covered in tile or slate depending on the property and what matches the surrounding roofscape. Concrete and clay tiles are common across Buckinghamshire housing, while slate is more often found on period properties where matching the existing material matters for appearance. Underneath the covering, breathable membrane, battens and ventilation are specified to current building practice, which matters particularly on older roofs being re-covered, where the original construction may not have included proper ventilation and can suffer from condensation once upgraded insulation is added underneath.

Flat roofing systems

Flat roofs on garages, extensions and dormers are covered using felt or single-ply membrane systems, chosen based on the exposure, expected foot traffic and budget for the specific roof. Falls are set correctly during construction so water drains to the outlets rather than ponding, which is the single biggest factor in how long a flat roof lasts. We will tell you honestly at survey stage if an existing flat roof's falls are inadequate, since re-covering over a poorly built structure without correcting the falls only repeats the same problem.

Full re-roofing versus repairs

A full re-roof strips the existing covering back to the structure, replaces damaged timbers, upgrades the underlay and ventilation, and re-covers the whole roof. This is usually the right approach once a roof is reaching the end of its working life or has multiple problem areas. A targeted repair — replacing a section of slipped tiles, re-flashing a chimney, or patching a specific area of flat roof — makes sense when the rest of the roof is sound and the problem is localised. Our survey identifies honestly which situation you are in rather than defaulting to the larger job.

Roofing as part of extensions, loft conversions and new builds

New roof structures form part of most extension, new-build and loft conversion projects, and are built by the same team carrying out the rest of the structural work. Dormers for loft conversions require the roof to be opened up and a new structural opening formed, which is designed with our structural engineer and taken through building control alongside the rest of the loft conversion works. This integration avoids the handover gap that comes from bringing in a completely separate roofing contractor partway through a bigger project.

Fascias, soffits and guttering

The trim and drainage around the roofline are as important to keeping water away from the building as the roof covering itself. We replace fascias, soffits and guttering as part of a re-roof, or as a standalone job where the roof covering itself is sound but the trim has failed. uPVC is the most common choice for durability and low maintenance, though timber is sometimes matched on period properties where appearance matters more than maintenance-free convenience.
